Small enough to feel personal. Complete enough to work well.

Colibri Villas is not intended to feel like a large resort. Shared improvements concentrate on the things owners will use: water, access, power resilience, landscaping, outdoor space and property oversight.

Staged solar energy

Two planned solar stages, supported by the existing RECO connection and generator backup.

Improved water system

Municipal delivery stored in cisterns, with planned increased capacity and pressurized pumps.

Shared Sunset Terrace

A proposed shared upper-level terrace, separate from the Ocean Residence’s planned private balcony.

Tropical landscaping

Gardens designed to add privacy, shade and beauty around the ground-level homes and shared areas.

Practical resilience

Rainwater recovery, energy-conscious appliances and backup options for island conditions.

Local property oversight

Local management and support are planned for full-time and part-time owners.

Clear disclosure

A hillside setting with a meaningful change in elevation.

The building is situated approximately 50 vertical feet below the access road. Steps and a bridge or elevated walkway provide access and are planned for repair and improvement.

The setting may not be suitable for everyone with limited mobility. Prospective purchasers with mobility concerns should visit and assess the route personally.

Ownership costs

Shared services, with costs to be confirmed.

The proposed shared services include insurance, water, landscaping and maintenance of common areas. The budget, condominium fees and arrangements for individual electricity use will be confirmed before sales open.
